About dda janta awas yojana 2026 Phase 2

The second phase of the DDA Janta Awaas Yojana 2026 offers 209 EWS flats in the Pragati-1 Group Housing Project on Rohtak Road, near the Jakhira Flyover in New Delhi. The project has been developed by M/s DLF Urban Pvt. Ltd. The official circular for this scheme (Computer No. 109600, No. F1(misc.)2022/EWS/DLF/RohtakRoad/4370) was issued on 24 September 2026.

The best part of this scheme is that it is NOT “first come, first served”. A computerised random draw will be held on 15 December 2026 among all eligible applicants. The draw will be web-streamed live and independent observers will be present. So applying early gives you no advantage — everyone gets an equal chance.

Where Are the Flats and How Big Are They?

The flats are located on Rohtak Road in West Delhi, right near the Jakhira Flyover. It is a well-settled area — metro stations, markets and schools are all within easy reach.

Each flat has a plinth area of between 61.48 and 62.77 square metres, which includes the common area such as stairs and lobby. In addition, every flat comes with 7.08 square metres of scooter parking. For a small family, this is a decent-sized home by EWS standards.

One important thing to understand: the price given in the brochure is “tentative”, meaning it is an estimate. The final price will be fixed in the demand letter based on the actual measured plinth area of the flat. So there may be a small difference, but not a large one.

Price Math: Is It a Good Deal?

The tentative price is ₹34.86 lakh to ₹35.50 lakh, and GST is NOT included — you will pay GST separately. A rough calculation puts the per-square-metre cost at about ₹56,500 to ₹56,700, which works out to roughly ₹5,250 to ₹5,300 per square foot.

This price may look a little high compared to some older DDA EWS schemes, but remember that this project has been developed by DLF Urban Pvt. Ltd. and sits in a developed area like Rohtak Road. Still, think carefully before applying: you will need to arrange the full amount within 60 days of the demand-cum-allotment letter (payment rules are explained in detail below). If you plan to take a home loan, it is wise to talk to your bank in advance.

Who Can Apply? (Eligibility)

Anyone who meets ALL of the following conditions can apply:

  • Citizenship: The applicant must be a citizen of India.
  • Age: The applicant must be 18 years or older as on the last date of registration (7 December 2026).
  • Income limit: The combined annual family income of the applicant and spouse must not be more than ₹10 lakh per year.
  • Income/EWS certificate: A valid income or EWS certificate issued by the SDM or Tehsildar is required, and it must be issued ON OR BEFORE 7 December 2026. The date on the certificate matters a lot — a certificate issued after the last date will not be accepted.
  • PAN: A PAN card is mandatory.
  • Bank account: The applicant must have a savings bank account in their own name.
  • Property condition: Here is some good news — there is NO bar on already owning land or property in Delhi. You can apply even if you already own a house or plot in Delhi.
  • Fresh registration: Please note — even if you already have an account on the DDA portal, you must register FRESH for this scheme. Your old login will not work for this application.

Joint applicant: If you want to apply jointly with someone, the co-applicant must be a family member — parents, blood relatives, spouse, or unmarried children.

Reservation

Reservation for different categories is as follows:

Category Reservation
Scheduled Caste (SC) 15%
Scheduled Tribe (ST) 7.5%
Persons with Benchmark Disabilities (PwD) 5%
War widows / liberalised pension 1%
Ex-servicemen 1%

If you belong to a reserved category, do not forget to upload the relevant certificate while applying.

Documents Checklist

Keep all of these ready BEFORE you start the application, so you do not have to run around at the last minute:

  1. Aadhaar card (as identity proof)
  2. PAN card (mandatory)
  3. Income certificate or EWS certificate — issued by SDM/Tehsildar, dated 7 December 2026 or earlier
  4. Savings bank account details in the applicant’s name (passbook or statement)
  5. Recent passport-size photograph
  6. Scanned copy of signature
  7. Category certificate (if applying under reservation)
  8. Disability certificate (for PwD applicants, if applicable)
  9. Mobile number and email ID — for OTPs and notifications

Tip: keep clean, clearly scanned copies of all documents and make sure the file sizes are within the portal’s limits. Blurry uploads can get your application stuck.

How to Apply Online (Step-by-Step)

The application is fully online. Follow these steps carefully:

  1. Open the official portal: On your mobile or computer, open dda.gov.in or eservices.dda.org.in. Apply ONLY through these two websites — never through any other site.
  2. Register fresh: Create a new registration for “Janta Awaas Yojana Phase II 2026”. Your old DDA account will not work here.
  3. Pay the fee: Pay the ₹2,500 registration fee online (UPI, debit/credit card, net banking). This fee is NON-refundable in all cases.
  4. Fill the form: Enter your name, address, income, category and all other details correctly. Even one mistake can cause trouble later.
  5. Upload documents: Upload all the documents from the checklist above.
  6. Submit and save the receipt: After submitting the form, take a printout or screenshot of the acknowledgement/receipt and keep it safe.
  7. Wait for the draw: The computerised draw will be held on 15 December 2026. Results will be published on the DDA website.

The last date to apply is 7 December 2026 — do not wait for the final days, because the website gets crowded then and the server may slow down.

Payment Rules (Read Very Carefully)

The payment terms after allotment are strict. Do not apply without understanding them:

  • 60 days to pay: After you receive the demand-cum-allotment letter, the full price must be paid to the developer within 60 days.
  • 30 extra days with interest: If you cannot pay within 60 days, you get 30 more days with 10% per annum simple interest.
  • Cancellation after 90 days: If the full amount is not paid even within 90 days, the allotment will be cancelled.
  • Instalment option for PwD: Applicants with benchmark disabilities get a hire-purchase option — after a 25% down payment, the remaining amount can be paid in monthly instalments over up to 15 years at 10% per annum simple interest.

In short, a general applicant must arrange the full amount (about ₹35 lakh plus GST) within roughly 2–3 months. Prepare for a home loan in advance if you need one.

How Will the Draw Work?

  • The draw will be computerised and random — applying early gives no priority.
  • The draw date is fixed: 15 December 2026.
  • The draw will be live-streamed on the internet, and independent observers will be present, so the whole process stays transparent.
  • Draw results will be published on the DDA’s official website.

Beware of Fraud and Fake Agents!

Housing scheme fraud is very common. Keep these points in mind:

  • DDA never asks for money over phone calls, WhatsApp or SMS. Applications happen ONLY on dda.gov.in and eservices.dda.org.in.
  • If any agent or middleman promises to “guarantee” you a flat, know that he is a fraud — the draw is computerised and random, and no recommendation works.
  • Watch out for fake websites — fraudsters create lookalike sites with similar names to collect “fees”. Check the website address carefully.
  • Never share your documents, OTPs or bank details with unknown persons.
  • If in doubt, contact the DDA helpline at 011-35233900.

Who Should Apply and Who Should Skip?

Consider applying if: your family income is below ₹10 lakh per year, you have a valid EWS/income certificate, you want a home in Delhi, and you can arrange around ₹35 lakh (plus GST) within 60–90 days or get a home loan.

Probably skip if: your income is above the limit, you cannot get an EWS certificate made, or arranging such a large amount will be difficult. The ₹2,500 fee is non-refundable, so applying without preparation would be a waste of money.

What If You Miss the Draw?

If your name does not come up in the draw, do not lose heart. DDA brings out new housing schemes regularly — keep your documents (especially the EWS certificate) ready and watch dda.gov.in for the next announcement. Your registration fee for this scheme will not be refunded, but the documents and the experience will make your next application much easier.
